Development Variance Permit Notice: DVP22-009

January 10, 2023

File #: 3090-20 DVP22-009

The District of Lillooet has received an application from the owners of 647 Summers St to consider a variance of the Zoning Bylaw 2018, No. 454 and variances of the Subdivision and Development Servicing Bylaw 2007, No. 286. The applicant has applied to subdivide their lot to create three R-1 zoned residential lots including one panhandle lot in the rear. The requested variances are:

  • To vary the minimum frontage of a lot created by subdivision as prescribed in section 33.2(a) of the zoning bylaw from 10% of its perimeter fronting on a Highway to 3.19% of its perimeter fronting on a Highway as shown on Schedule B.

  • To vary the requirement for a 1.5 m wide paved sidewalk and a 1.0 m wide gravel shoulder where the property fronts Summers St as prescribed in section 6.5 of the Subdivision and Development Servicing Bylaw and section 6.1.1 of Schedule B of the Subdivision and Development Servicing Bylaw from required to not required.

  • To waive the requirement of Section 3.1.2 of the Subdivision and Development Servicing Bylaw 2007, No.286, to meet the minimum of 69 litres per second fire demand. It would require an upgrade of the 100 mm main on Summer Street north of 7th Avenue for a distance of 146 m plus the interconnection to the water main south of Summer Street a distance of 37 m away.
Additional information about these requested variances and their rationale can be made available upon request.
